Maintenance Director needed for maintaining the entire Human Kinetics campus. Includes all interior and exterior duties, security of the facility, and coordination of work by outside contractors. Duties include supervising all custodial, mechanical maintenance, landscaping, and department staff. This is a hands on position. Good analytical and communications skills are required. Regular hours are 8-5 Monday-Friday, but occasional evening hours required to monitor custodial crew from 5pm-2am. Must be available 24/7 (as needed) to address emergency situations that may arise outside of standard business hours.
The Maintenance Director is responsible for maintaining the entire Human Kinetics campus.
This includes all interior and exterior duties, security of the facility, and coordination of work
done by outside contractors. Other responsibilities include supervising all housekeeping,
mechanical maintenance, landscaping, and department staff.
As the Maintenance Director supervises a custodial crew that work 5:00 pm to 2:00 am., work hours
must include occasional checking in on the crew in the evening. The Maintenance Director (or in his absence a direct report) must also be available 24/7 to address emergency situations that might arise outside of standard business hours.
FUNCTION #1: Oversee daily operations of the Maintenance Department
Monitor workload of department staff to ensure consistency, efficiency, and accuracy of the department operations.
Make sure staff have a clear understanding of their work assignments and priorities.
Take initiative and address procedural changes to meet the demands of a changing workload.
Ensure that all staff are effectively interacting with each other as well as within the company.
FUNCTION #2: Evaluate and respond to all building, maintenance, and landscaping needs for the exterior of the building.
Prioritize and schedule all work to be done.
Coordinate the Maintenance Department Employees to insure that work is done in a timely manner.
Coordinate with department heads for work to be done in their areas.
When able, actively assist with the maintenance in the facility.
Coordinate all lawn and landscape work around the complex. This includes the planning and execution of agreed upon plans.
Evaluate the condition of roofs, parking lots, siding, and building trim on a regular basis, and repair and/or replace as needed.
Coordinate the removal of snow and ice off walks and parking lots.
FUNCTION #3: Evaluate, maintain, and respond to all interior building and employee needs. This includes carpentry, mechanical, and electrical concerns.
Schedule office maintenance as needed.
Ensure the cleanliness of the facility.
Respond to work related requests by staff in a timely and courteous manner.
Maintain interior plants.
Coordinate the rearranging, moving, and storing of furniture.
Determine carpet cleaning needs and follow through accordingly to with HK staff or external vendor to clean.
Make temperature adjustments as requested.
Perform on-going interior painting evaluation and participate in painting work as needed.
FUNCTION #4: Evaluate and coordinate maintenance to HVAC system
Schedule filter changes.
Repair minor mechanical problems.
Maintain temperature comfort throughout the building during all seasons.
Use related diagnostic software programs as needed.
FUNCTION #5: Ensure the security of the complex
The Director receives the first call if there is a problem at the facility and responds appropriately.
The Director carries a maintenance cell phone at all times.
Ensures that the security and fire alarm systems are tested regularly.
On-call 24/7, responding to emergencies as needed.
FUNCTION #6: Maintain company vehicles
Schedule employee use of vehicles.
Ensure vehicles are clean and ready for staff use.
Schedule regular vehicle service.
FUNCTION #7: Maintain facility supplies
Inventory and order cleaning supplies.
Evaluate facility needs and purchase items needed to maintain the daily operation of the complex.
Efficiently organize Maintenance supply area to effectively use the space.
FUNCTION #8: Coordinate utilities/recycling usage
Evaluate all utility bills and assign proper coding for accounts payable.
Coordinate the removal of trash and goods for recycling.
FUNCTION #9: Secure bids from outside vendors and/or purchase
Evaluate HK facilities needs for external vendor and/or purchase.
When necessary, secure sufficient bids and present material to VP for Operations for evaluation in a concise, clearly written presentation.
Evaluate bids and make suggestions for decision making of project.
FUNCTION #10: Interview, hire, train, evaluate, and terminate, if necessary, Maintenance staff.
Provide initial orientation and monitor ongoing training of new staff.
Monitor and evaluate employee performance regularly, providing constructive feed back at appropriate intervals throughout the year.
Conduct annual evaluations, recommend salary increases, and assist staff in setting goals for future performance.
Ensure all employees are treated fairly and according to HK guidelines.
Provide positive and consistent leadership, re-enforcing HK objectives, leading by example.
FUNCTION #11: Assist as requested with (both long and short term) special company projects.
Serve in capacities such as planner and or department liaison
Coordinate, organize, delegate, and/or participate in implementation of project specific assignments to ensure successful completion of the project
